REALTORS

Are you and your sellers tired of paying large amounts of money for staging? I have a solution that will work for many of you.  Call me for details to save $1,000’s of dollars!

Special through July!  Staging for $100!  Working with what your client has rearranging furnishings and accessories, eliminating outdated items and inexpensive quick fix tips!

Projects to complete in May and June…..…

 ON A BUDGET!

Paint one wall as an accent – A room that is long and narrow works best painting the narrow wall at the end of the room.  Choose something dramatic and pull some accents in the same color with pillows.

                Rearrange your furniture and accessories!

Use inexpensive white sheers on your windows, put an accent light behind them for instant drama!

Create a headboard using paint – try stripes or a solid color with some shading on the edges – also, try some of the new appliqués that are available now.

Collect some dried branches and spray paint them, try apple green or hot pink.  Display them in a large pot on the floor or as a dramatic centerpiece on a table or buffet.

Use inexpensive poster frames and frame wallpaper, fabric or wrapping paper.

Wallpaper a small front entry – try something dramatic and bold – it will make a great first impression.

Try a color you have never used in your home, something daring and bold. Feeling brave?...paint a small room, if you want to try something less permanent, buy a few accessories.  How about chartreuse pillows, a large vase, some picture frames and an inexpensive art piece, all in the same color tones or, paint an old accent table or cocktail table.  Add this color to the edge of a ordinary window treatment or buy a small rug.

Buy some old frames (small to large) from an antique store or estate sale.  Paint them all a great color (peacock blue, Rasberry, tangerine, apple green) and frame black and white photos.  This will make a bold statement in an otherwise plain staircase of hall.

KITCHEN UPDATES

Add a new backsplash.  There is a product called, Smart tiles that you can peel and stick. Check them out at Home Depot. For a more European look, try one of the mosaics, going more contemporary?  How about the stainless or bronze finish!

Lighting – Replace harsh downlighting with a ceiling pendant (especially over an island) and add halogen lighting under your cabinets.  Lighting on top of cabinets (depending on space), and lighting under your base cabinets.  Put them all on dimmers for great effect and mood. There are some amazing light fixtures available today….replace an old, worn out fixture with something extraordinary…almost a piece of art!!

Replace some solid cabinet doors with glass, add glass shelves and puck lights.  This will open up your space giving the room more dimension.  Add some sparkle inside the cabinet with glassware or silver.  If you like color, here is a great place to display your favorite collection.

Paint your old cabinets – Rather than going the typical “white” try painting them in expresso or black.  For an old world look, rub off the black paint on the edges to reveal the original wood color in small amounts.  Replace the hardware with silver or crystal.  I recently  completed a lower level remodel on Lake Minnetonka.  Rather than replacing her kitchen cabinets (from the 70’s), we painted them expresso, added a new countertop and a backsplash in silver!  Stunning results on a budget!

Paint the ceiling a warm color.  This will help the room to “glow”!  Depending on your existing cabinets, try a warm terra cotta with oak or a french blue with whites or creams. Your kitchen colors should create an appetite…try chocolate, apple green, celery, raspberry or lemon yellow.

Hang a “charming” chandelier over your sink.

I will introduce you to some great sources, cabinet makers, painters and contractors.

Paint colors and how they affect your moods and look of your room.

Reds can be warm and cozy but, the wrong tone of red can turn your room into a home for Mickey and his friends!  Reds can give lots of depth especially if you put a glaze over it or do a wall with a wash of copper over it. A wash of deep brown will also give it a rich, sophisticated look with a lot of depth and drama.

Terra cotta usually works well with oaks, bricks and natural stones.  Again, using an aging technique or wash will give it the feel of an old Tuscan building.

Blues are so popular now, not the old blue of a Danish plate but, the soft gray blue of the sky.  It is fresh and cooling in summer and serene and crisp in the winter.  It works with almost all colors and can be used on the walls and ceiling.  Another great shade is Peacock blue, reminding me of a regal, luxurious room in France or the cool, deep, velvety color of the tropics in the evening.

Pinks are the perfect tone if you have a room with little sunlight.  To achieve the right shade, stay towards the pale tones closer to the corals or your room may be a little to bright.

Greens are also great “neutrals” (thinks plants, grass, trees)…a true green with more yellow than blue will work well with the outdoors and be easier to work in other colors. Try a pale buttercup or caramel.  Black accents would make this combination very sophisticated
